Energy Assessors and Domestic Homes 
Domestic Energy Assessors (DEA) or Home Inspectors are responsible for the issue of Energy Performance Certificates or EPC which is a mandatory component of the Home Information Pack. The certificate is designed to inform the home owner of the energy rating applied to the house that they occupy.

EPCs are issued by a Domestic Energy Assessor or DEA, these inspectors have been approved and are qualified to carry out inspections of dwellings for residential homes. They have been trained under Government approved training centres. The Energy Assessors must have passed CRB checks (Criminal Records Bureaux) and also must have valid professional liability indemnity insurance.

DEA

EPCs may also contain recommendations for improving an existing home's energy rating and CO2 emissions. The assessors report may contain certain recommendations particular to the property inspected. Such reports may suggest for example that low energy lights be fitted, or cavity wall insulation could be added, or upgrading the central heating boiler.

These recommendations may appear on the energy report, however they are not mandatory, and so the home owner is not under any obligation to carry out such improvements. See also energy assessment

Home owners can instruct a domestic energy assessor direct, to carry out a survey of their property, the EPC when completed is sent to the home seller which can then be added to the Home Information Pack.

Independent DEA's (Domestic Energy Assessors) can be appointed direct. Many companies are listed on this website whereby you can instruct a DEA directly.
